Folsom Planning Area
The Hodgson Company serves as the project manager and land use advocate
for this development effort. A Specific Plan is being created for the
Folsom Sphere of Influence (SOI) area which is in the process of being
annexed to the City of Folsom. This SOI area encompasses 3,600 acres
bounded by Highway 50, Prairie City Road, White Rock Road and the El
Dorado County line.
The
plan will be a mixed use community with retail, office and residential
components. A major regional mall is planned for the area. In June 2007
the Folsom City Council unanimously selected a preferred land use plan
for the Sphere of Influence (SOI) area south of Highway 50 and directed
staff to prepare the environmental documents required for the
annexation of the property.

Laguna Ridge Specific Plan
The Laguna Ridge Specific Plan encompasses approximately 1,870 acres
and is located in the southwest portion of the City of Elk Grove. This
mixed use development includes residential, commercial and open space
elements and is currently being processed by the City of Elk Grove.
Initial infrastructure work has begun. The Hodgson Company serves as
Team Leader and Land Use Attorney on the project.

Elverta Specific Plan
This 1,740 acre Specific Plan is located in northern Sacramento County.
Elverta is a mixed use project including a new urbanite town center
design, loop roads and over 15 miles of pedestrian, bike and horse
trails. This plan was conceptually approved by Sacramento Policy
Planning Commission in January 2004. This project was approved by the
Board of Supervisors in August 2007.

SunCreek Specific Plan
This Specific Plan is located within the Sunrise Douglas Community Plan
in the new City of Rancho Cordova and encompasses 1,253 acres. This
mixed use project is using “form-based” land use zoning, SACOG
Blueprint and Smart Growth Principles, and preserving existing open and
critical environment areas. Currently, the project is going through the
EIR/EIS process.

East Elk Grove Specific Plan
The
Hodgson Company served as project manager and advocate, as well as
chief spokesman, for the East Elk Grove Specific Plan. This plan was
the first specific plan adopted in the City of Elk Grove and recognized
as a model for comprehensive master planning. The plan encompasses
1,400 acres with 4,300 residential units, two school sites and 100
acres of parks.

SunRidge Specific Plan
The
SunRidge Specific Plan, a 2600 acre project, was the largest
master-planned community ever approved in Sacramento County. The
project now lies within the newly incorporated City of Rancho Cordova
and includes nearly 100 acres of commercial land incorporating several
shopping centers and mixed use areas. The Hodgson Company served as

Portola Meadows
This
192 acre site is located in the eastern portion of the City of Portola
, California in Plumas County. A total of 195 single-family lots and a
ten-acre commercial site are planned and approved for this area. This
project entailed an annexation into the City of Portola along with a
rezone and tentative map. The final map is ready for recordation in
2008.
