Laguna Ridge Specific Plan

This mixed use development includes residential, commercial and open space elements and was adopted by the Elk Grove City Council. First phase infrastructure has been built and residential and commercial projects are currently being processed by the City of Elk Grove.

SunRidge Specific Plan

The SunRidge Specific Plan, a 2600 acre project, was the largest master-planned community ever approved in Sacramento County. The project now lies within the newly incorporated City of Rancho Cordova and includes nearly 100 acres of commercial land incorporating several shopping centers and mixed use areas. The Hodgson Company served as Project Director.

Sierra Oaks Vista Estates

Sierra Oaks Vista is an exclusive gated community located near the intersection of Fair Oaks Blvd. and Munroe Street in the City of Sacramento. This neighborhood consists of four upscale residences surrounding a landscaped court with three permanent water fountains. The Hodgson Company served as the developer of this site.

Folsom Planning Area

The Hodgson Company served as the project manager and land use advocate for this development effort. A Specific Plan was adopted for the Folsom Sphere of Influence (SOI) area which has been annexed into the City of Folsom. This SOI area encompasses 3,600 acres bounded by Highway 50, Prairie City Road, White Rock Road and the El Dorado County line.
The plan will be a mixed use community with retail, office and residential components. A major regional mall is planned for the area.

Bismarck Partners

Bismarck Partners, a subsidiary of a major New York investment firm, relied on The Hodgson Company to evaluate over 300 sites for a nationwide infill development program for Starbucks Coffee. Below is a completed project in Carmichael, California.

East End Gateway, Midtown Sacramento

The Gateway (16 Powerhouse) is an urban infill mixed use project in midtown Sacramento. 16 Powerhouse started construction in mid-2013 and expects to be completed by the end of 2014. It is being developed with materials and processes that leave a minimal carbon footprint, and provide net zero energy with minimal ground water use. The project is seeking LEED Platinum certification. The Hodgson Company was a key member of the initial team that successfully entitled this site.

Elverta Specific Plan

This 1,740 acre Specific Plan is located in northern Sacramento County. Elverta is a mixed use project including a new urban town center design, loop roads and over 15 miles of pedestrian, bike and horse trails. This 4500 unit plan was approved by Sacramento Planning Commission in January 2004 and approved by the Board of Supervisors in August 2007. The Hodgson Company served as Project Manager and Advocate for this project.
